Full-service Property Management

  • Rent Collection and Recording
      • We offer tenants several means of online rent payment including automatic ACH withdrawal. We handle all rent collection as well as maintaining up to date tenant ledgers.
  • Electronic Record Keeping
      • We keep detailed records of all communication with tenants including texts, emails, call logs, notes and letters.
      • Electronic filing of all bills, electronic lease signings, storing of other key documents.
  • Eviction Case Management
      • We handle the full delinquent rent process from service of 14-day notice to quit, to summons and complaint, to eviction when necessary.
  • Bill Payment
      • We set up an FBO bank account that allows us to handle all rent deposits and bill payment on our client’s behalf.
  • Leasing
      • We handle the leasing process in its entirety. We extend lease renewals 90-150 days out (varies by market and asset class), manage the turnover process, and then screen and place qualified tenants into our clients’ apartments.
  • Maintenance
      • We take incoming service requests through our online tenant portal or over the phone and handle the maintenance request accordingly. We have a full-time in-house field manager as well as an extensive network of trusted contractors.
      • We have a 24-hour dedicated emergency maintenance line that allows us to ensure that emergencies like burst pipes are handled before they cause damage to our clients’ investments.
  • Accounting
      • We use advanced property management software for all of our accounting and have a highly skilled controller who handles everything from security deposit escrow accounts to operating cash bank reconciliations each month.
  • Reporting
    • We have a wide variety of reporting tools and can provide our clients with vital data in minutes. A few examples include:
      • P&L Statements
      • Cash flow Statements
      • Work Order Summaries
      • Delinquency Reports
      • Vacancy Reports
    • Monthly Deliverables: We send an owner statement every month to our clients that gives a full summary of rent collected, accrued bills and details upcoming payables. Samples are included later in this deck.
